Living in New Malden

New Malden is one of South-West London’s best kept secrets. It combines the space and community feel of a Surrey suburb with frequent, fast connections into central London. Family homes, well-regarded schools and generous green spaces are a large part of its appeal.

It is also home to one of Europe’s largest Korean communities, giving the High Street a character of its own, with long-standing local businesses alongside independent cafes, restaurants and specialist food shops.

Transport

Regular trains from New Malden station reach London Waterloo in around 25 minutes, while Motspur Park Station provides another useful local connection. For commuters, the combination of frequent rail services and easy access to the A3 makes the area particularly well placed.
By road, the A3 connects New Malden with central London in one direction and Surrey, Guildford and the South Coast in the other. Heathrow and Gatwick are within practical reach for regular travelers.

Schools and green spaces

Schools are an important part of the appeal for many families moving to New Malden. The area has a wide choice of well-regarded state, faith, grammar and independent schools, making school catchments a key attraction for buyers.

There is also plenty of everyday green space. Beverley Park, Sir Joseph Hood Memorial Playing Fields and the Hogsmill provide room for sport, walks and family time, with Richmond Park, Bushy Park and Wimbledon Common all nearby.

The High Street

New Malden High Street combines familiar shops with independent cafes, family-run businesses, specialist food stores and a Korean food scene that draws visitors from across London.

Kingston upon Thames and Wimbledon are both close by for a wider choice of shopping, restaurants and leisure, while New Malden itself has the advantage of feeling compact and genuinely local.

Part of the community

We do not just work in New Malden. We live here too. Our children are growing up within the local schools, parks, clubs and High Street, so the advice we give buyers comes from first-hand knowledge of the area.

FarleyWood supports local schools and grassroots girls’ football through community sponsorship, and Victoria coaches a local girls’ team. Those connections are part of the reason local knowledge sits at the centre of the way we work.

Andy M. 5* Google review

Victoria was incredibly friendly and genuinely made the whole process feel so much easier.
From the moment we first met her, she was welcoming, patient, and always happy to answer our many first‑time‑buyer questions.
What could have been a stressful experience felt so much smoother thanks to her support. We honestly couldn’t be more grateful. We’d highly recommend FarleyWood!
